Council dreams of turning Nerang office into more homes
The City of Gold Coast is planning to transform its Nerang administration centre into a new high-density residential community.
The council unveiled its plans for the site this week and will soon start a search for a developer to partner in the mixed-use neighbourhood project.
The site on Southport-Nerang Road previously housed the council’s Nerang Administration Centre, Bicentennial Building and the former Town and Country hotel.
The redevelopment is designed to transform “surplus City-owned land” into a vibrant mixed-use precinct.
The development is planned to include a new auditorium, library, community meeting rooms, learning facilities and performance spaces. The hub would also be designed to be used as an evacuation centre during natural disasters.
Gold Coast Mayor Tom Tate said the project would deliver more housing as well as community and economic benefits for the city.
“I’m excited to see this project move to the next stage with a market process to identify development partners capable of delivering this important urban renewal opportunity,” Cr Tate said.
“We recognise the potential of this project to support housing diversity including key worker housing, attract investment and deliver contemporary community facilities that residents will need as the region continues to grow.
“We have committed to a partnership approach that would leverage private sector investment and delivery efficiencies to support delivery of the Hinterland Gateway Community Hub.
“This will support value for money delivery of civic assets for ratepayers, as community facilities will be included in the project as returnable works to be delivered by a development partner in exchange for land for a Council approved mixed use development.”
Cr Tate said the project would build on Nerang’s role as the gateway to the Gold Coast hinterland while creating new civic assets for the community.
“The Hinterland Gateway Community Hub will bring together learning, performance, community services and public spaces in a modern facility designed for future generations.”
The project is jointly led by City of Gold Coast and its commercial advisory arm, Invest Gold Coast.
Invest Gold Coast will manage the market process to identify development partners capable of delivering the precinct’s housing, community and environmental objectives. The market process is expected to start in July.
