First families settle and begin building at Kings Forest as the Tweed Coast community takes shape.

The first families have officially settled on land at Stockland’s Kings Forest, marking a major milestone for the Tweed Coast masterplanned community.
Settlement has begun, council approvals are progressing, and the shift from planning to active construction is underway.
Among the first purchasers are Lennox Head locals Rachel and Grant Holmes, who have settled on their homesite and are now planning their five-bedroom family home.
“We’re really excited to be among the first to build at Kings Forest,” Mr Holmes said.
“This isn’t about resale for us; we’re not designing for the next buyer. We’re putting down roots and creating a home we plan to stay in for the long term, with every aspect of our five-bedroom home personalised to our tastes and flexible enough to work for us as our lives change.”
Stockland Project Director Alex Koerber said this stage signals a clear turning point.
“This is when Kings Forest shifts from plans on paper to a place where families are actively preparing to build their future,” Mr Koerber said.
“With land now settling and communal spaces already open, we’re seeing the community come to life for current residents while attracting future ones.”
Why it matters
The transition from vacant land to active homesites reflects growing confidence in lifestyle-focused developments on the Tweed Coast.
Buyer interest is widening. Enquiries are coming from Tweed Coast and southern Gold Coast upgraders, as well as buyers from Sydney and Brisbane seeking coastal living with access to South East Queensland.
Downsizers are also showing increased interest, particularly due to proximity to the new Tweed Valley Hospital.
Mr Holmes said the lifestyle setting was central to their decision.
“Everything has been thoughtfully considered; from the views of Mount Warning and the wide streets to easy access to the park, which has already become part of our lives.”
Local impact
As settlement continues, Kings Forest adds new housing supply to a high-demand corridor between the Tweed Coast and southern Gold Coast.
The move from planning to construction signals tangible growth, with early residents already using shared spaces and shaping the emerging community.
By the numbers
Close to 200 lots have been sold, reflecting strong demand in the early stages of the project.
Homesites are currently priced from the high $700,000s, with lot sizes ranging from 392 to 610 square metres.
The 869-hectare community will deliver more than 4,000 homes for around 11,000 residents, including 330 hectares dedicated to conservation and rehabilitation.

Homes will soon begin construction as more families move through approvals.
The King’s Forest community park and playground are already in active use. It features a basketball and netball court, bike pump track, shaded picnic areas with BBQs, and extensive walking and cycling paths.
To mark this next phase, Stockland will host a free movie afternoon on Saturday, 28 February, from 4 pm to 7 pm at Kings Forest Parkway.
The event will include live entertainment, kids’ activities, food trucks and an outdoor cinema with bean bags.

Kings Forest is located minutes from Casuarina Beach, Kingscliff and the Tweed Valley Hospital, with access to the Gold Coast Airport and the M1.
Plans include a future town centre, schools, childcare, sports facilities and further community infrastructure, positioning the development as a long-term growth hub on the Tweed Coast.
What to look for next?
Monthly land releases will continue throughout 2026.
The next residential stage is expected to be registered in April.
A new Sales and Information Centre will open in Casuarina in the coming months, marking the next step in Kings Forest’s rollout.
