1. One Big Thing: Large local caravan park set to be redeveloped
By Marshall Hall
What’s Happening: Developers are eyeing off a large site on the Nerang River that is currently home to a local caravan park.
Why It Matters: As land that is able to be developed becomes scarce across the Gold Coast, particularly near established communities, this riverfront site offers a rare opportunity for urban infill, tapping into the city’s pressing need for new housing.
By the Numbers
4.7 hectares: Is the total size of the development site.
$1 million: Annual revenue reportedly generated by the caravan park.
23 metres: Maximum permitted building height under local overlays.
Local Impact: With the 4+ hectare Nerang Caravan Park site along the river now on the market via an expression of interest campaign being run by CBRE (Coldwell Banker Richard Ellis, an American commercial real estate services and investment firm), it is earmarked for medium-density residential redevelopment.
Subject to approvals, the site could be redeveloped to include a mix of low-rise apartments, small-lot housing and townhouses.
What The People Say:
CBRE has said,
“The development site is well positioned for a range of residential development outcomes, supported by local community facilities and commercial uses,’’
“A building height overlay permits development up to 23 metres, enabling a range of medium-rise residential outcomes.”
What To Look For Next: With the Gold Coast’s population surging, the shortage of development-ready land on the Gold Coast is one of the main attractions of the Nerang property that will likely lead to a quick sale.

By the Numbers

There will be a 500-person amphitheatre capacity
And, the ability to take on the 180-step stair climb for the brave and breathless
