Natgen secures Biggera Waters site for $10.9m
Natgen settles a $10.9m site, with 24 strata warehouse units planned for the Gold Coast.

Queensland property fund manager and developer Natgen has settled a key commercial site at 663 Pine Ridge Road, Biggera Waters.
The settlement marks the launch of Natgen Development Trust BL26 on the northern Gold Coast.
Natgen plans to turn the site into a commercial warehouse facility with strata-titled units for different business needs. The development will include on-site parking, individual amenities and landscaped common areas.
The property sits within the established Brisbane Road and Gold Coast Highway industrial corridor. It is also about four kilometres north of the Southport central business district.
Why It Matters?
The project will add flexible commercial space within a tightly held industrial precinct where Natgen says demand continues to grow.
Natgen Managing Director Steven Goakes said Biggera Waters was well placed to benefit from growth across the northern Gold Coast.
“Biggera Waters forms part of the Gold Coast North corridor, one of the fastest-growing areas within the Gold Coast Local Government Area, and demand for flexible, well-located industrial space in this catchment continues to strengthen,” Mr Goakes said.
The site also offers access to several major transport routes and important business centres across the northern corridor.
“The site benefits from strong connectivity to the M1 Motorway, Olsen Avenue and the Gold Coast Highway, and is well positioned alongside destination retail precincts at Harbour Town Premium Outlets and Westfield Helensvale, and the broader health and education precinct anchored by Gold Coast University Hospital and Griffith University,” Mr Goakes said.
Local Impact
The Biggera Waters development will increase the supply of smaller commercial warehouses near Southport, Helensvale and major transport links.
The planned range of unit sizes could suit businesses with different storage, workshop or operating requirements. Buyers will also have access to parking and private amenities within the development.
Natgen said rising residential density across the northern Gold Coast was supporting continued demand for commercial and industrial property.
“This project is designed to capitalise on the sustained population and economic growth across South East Queensland, particularly along the M1 corridor between Brisbane and the Gold Coast,” Mr Goakes said.
By the Numbers
Natgen settled the site for $10.9 million through Natgen Development Trust BL26, marking the trust’s first major acquisition.
The facility will include 24 strata-titled warehouses, ranging from about 80 to 325 square metres.
The total development cost is forecast at $26.9 million, supported by $12.5 million in investor capital.
Non-recourse borrowing will be capped at a maximum debt loan-to-value ratio of 60 per cent.
The trust is targeting a 25.2% pre-tax return over a forecast 24-month term, after fees and expenses.

Natgen said the project follows the development model used across its previous commercial property investments.
“BL26 builds on Natgen’s disciplined development platform, underpinned by a consistent approach to site selection, execution, risk management and capital deployment, which has supported the successful delivery of multiple development projects since 2019,” Mr Goakes said.
The transaction was brokered by Angus Yule from Colliers.

The Gold Coast is now Australia’s sixth-largest city, supported by continued population growth and increasing residential density.
Much of this growth is occurring across the northern corridor, which connects the Gold Coast with Brisbane through the M1 Motorway.

What To Look For Next?
Natgen is aiming to lodge its applications for local authority approval during July 2026.
Subject to the required approvals, construction is scheduled to begin in September 2026. Settlements for the completed strata warehouse sales are forecast for March 2028.
The development could provide more options for businesses seeking smaller industrial spaces within the northern Gold Coast corridor.
