Towers for Coomera
A Brisbane developer wants to build four high-rise apartment towers at Coomera along one of the Gold Coast’s most congested roads.
Cadmium Development is seeking City of Gold Coast approval for four towers of up to 25 storeys on a 15,200 sqm site on Foxwell Road, east of the Coomera Train Station and the Westfield Coomera Shopping Centre.
Under the plan, the developer would build four towers of between 16 and 25 storeys. The project would comprise more than 720 apartments, plus a commercial precinct including restaurants, shops, offices, a gymnasium and a medical centre.
The City of Gold Coast in 2020 approved plans for 272 apartments for the site before later approving revised plans in August 2022 to increase the building heights to eight storeys.
The latest “material change-of-use” application to the City of Gold Coast would increase the number of dwellings in the project by at least 350.
In documents submitted to the council, Cadmium says it is “abundantly clear” additional residential density was needed in the area.
“This site is one of the only areas in the city where both an increase in height and density can be approved without a significant amendment to the city plan,” town planners Tactica Planning and Development said in supporting documents.
However, the council will also have to consider the impact of the project on traffic levels on Foxwell Road, which is the city’s second busiest road behind the Gold Coast Highway.
Foxwell Road carries 42,000 vehicles a day, according to the 2021 State of the Transport Network report, and is regularly named among the top five worst roads in the city for traffic congestion.
