Two new projects add to The Spit and polish
Two major new developments have been announced for tired properties on The Spit.
Carter’s Basin, which sits just north of the resort formerly known as Palazzo Versace, will be redeveloped to include hotel rooms, shops and more than 100 commercial marina berths.
Developer Pelligra Giannarelli Group, which already has plans to build the Gold Coast’s own Ritz Carlton on the former Mariner’s Cove site, won the battle to redevelop Carter’s Basin,
Meanwhile, Vitale Property Group will demolish the Golden Door Spa, adjacent to the Sheraton Mirage, to transform the site into “a vibrant coastal resort featuring hotel rooms, short-stay villas, ground-floor dining, and spaces for community events and markets”.
Construction on both projects is expected to begin shortly after development approvals are given.
Both developments fall under the State Government’s The Spit Master Plan, which is designed to balance the economic needs of the city as well as sustaining the environmental assets of the area.
Deputy Premier Jarrod Bleijie said the projects would provide a fresh start for The Spit.
Member for Surfers Paradise John-Paul Langbroek said the projects were great news for the Gold Coast.
“This plan is a game changer, and it sends a clear message that the Gold Coast and Queensland are open for business,” Mr Langbroek said.
The Carter’s Basin site, which covers 7000sqm of State Government leasehold land and a 20,000 sqm seabed lease, is now used as the base of much of the city’s fishing industry.
Director of Pelligra Giannarelli Group Dion Giannerelli said the vision for Carter’s Basin was to create a thriving marine precinct that respected the area’s heritage while embracing its future potential.
“We are committed to working closely with the Gold Coast Fishermen’s Co-Operative and other stakeholders to ensure this development meets the needs of the community and delivers long-term benefits for the region,” Mr Giannerelli said.
He said the redevelopment would provide new marina berths, support the fishing fleet, and enhance marine tourism opportunities, plus mixed-use family-oriented short-term accommodation.
The Golden Door Spa site redevelopment will be known as the Village East Resort and it will comprise a beachfront resort with hotel rooms, villas, dining areas, and public amenities.
Managing Director of Vitale Property Group Chris Vitale said the Village East project reflected his company’s long-term commitment to deliver a world-class resort that balanced tourism, public access and environmental considerations.

The southern end of The Spit is undergoing a major facelift. Construction has started on the $300m Mantaray project while the $500m redevelopment of Marina Mirage and the proposed Ritz Carlton Hotel on the Mariner’s Cove site have both been approved.
