1. One Big Thing: Dreamworld’s bold new future; a game-changer for Coomera

What’s Happening: The Queensland Government has officially taken control of the approval process for Dreamworld’s ambitious masterplan, fast-tracking a multi-use precinct that will include a mix of hotels and apartments towers.
Why It Matters: Following on from our article a few months ago, this move could transform the tourist attraction area of the Northern Gold Coast, supporting housing supply, tourism, and job creation in one of Queensland’s fastest-growing corridors.
By the Numbers
55.3 hectares: Is the proposed development site next to Dreamworld and WhiteWater World.
34%: Year-on-year increase in Dreamworld attendance for the 17 weeks to 21 October
Ticket sales also grew by 59%: On the prior corresponding period
Local Impact: The plan includes a nature-based tourism precinct, a Gateway Precinct with resorts and entertainment, and a Town Centre Transition Precinct with housing and retail, echoing Robina’s evolution, which we have all seen over the years.
A Dream Town Centre: With the state stepping in, there’s now oversight on road networks and infrastructure. Dreamworld’s revival is already underway, with record-breaking spring visitor numbers.
What The People Say: Dreamworld CEO Greg Yong said the State Government decision was a “big step forward and a real turning point for the Northern Gold Coast’.
“We want to see this region thrive, and this development can help make that happen,’’ Mr Yong said.
“We’re genuinely grateful to the Crisafulli Government and Deputy Premier Jarrod Bleijie for their leadership - there’s been more progress on this project in the past few months than we’ve seen in years.”

What’s Happening: The median price of Gold Coast apartments have surged past Sydney prices as interstate migrants floods southeast Queensland.
Why It Matters: In what is great news for unit owners but terrible news for those hoping to break into the property market, the interstate migration, tight supply and high-end coastal development are driving prices skyward, making the Gold Coast one of the country’s most expensive apartment markets.
By the Numbers
$956,000: is now the Gold Coast median unit price.
$1.73M: Main Beach unit median, up $880,000 in just 10 years.
134%: Has been the price growth in Currumbin-Tugun over the past decade, $740,000 in dollar terms
Local Impact: A wave of downsizers and interstate buyers is transforming short-stay suburbs into permanent residential pockets.
Developers are targeting high-end buyers, with new stock under $750k nearly impossible to deliver.
What They Said: Ray White Chief Economist Nerida Conisbee said Gold Coast house and unit prices were climbing again after briefly slowing mid-year.
She said the price rises were being driven by population growth, easing interest rates, and a persistent shortage of new homes.
Ms Conisbee said migration continued to be a major factor.
“The region is attracting new residents from across Australia and overseas, drawn by lifestyle, climate, and improving infrastructure,’’ she said.
“Population growth in the Gold Coast and broader southeast Queensland remains among the fastest in the country, yet new housing supply is failing to keep pace.
“The last time we saw enough homes built in Australia was in 2007, and the backlog has only grown since.
What To Look For Next: Expect further strain on the rental market and more investors entering the fray, while the definition of ‘affordable’ continues to shift upward.
