1. One Big Thing: Rental price surge increases GC’s homeless crisis

What’s Happening: Gold Coast apartment rents are surging again, having risen nearly 10% a year, according to SQM data, fuelling the city’s homelessness crisis.
Why It Matters: This week’s National Homelessness Conference at QT Surfers Paradise couldn’t be more timely, and puts the issue front and centre.
With rents climbing faster than wages, housing is slipping out of reach for everyday workers, let alone those on income support who need it.

$835.35: The current average weekly rent for two-bedroom units
There has been 8–9%: Annual rent growth on the Gold Coast over the past three years
Local Impact: The surge in rents is stretching Gold Coast households to breaking point, with frontline services under pressure.

“What’s particularly alarming about the Gold Coast data is that it shows how quickly rental markets can shift beyond the reach of ordinary working people,” Ms Colvin said, CEO of Homelessness Australia.
“We are working to ease Labor’s heartbreaking homelessness legacy with a stable and credible plan,” Mr O’Connor said, Queensland Housing Minister.
What To Look For Next: The conference was opened by Sam O’Connor, who announced a 20 per cent funding boost to specialist homeless service providers and a significant $365 million boost for crisis accommodation for the next four years.
Realistically, however, without new supply and relief, the Gold Coast risks becoming unaffordable for the very people who keep it running.

3. Dreamworld’s Big Leap Now a State Decision

What’s Happening: The future of Dreamworld’s $1 billion expansion is now in the hands of Deputy Premier Jarrod Bleijie, after a tied council vote saw Mayor Tom Tate use his casting vote to request the Minister “call in” the project and take planning control away from the city.
Why It Matters: In a decision that spilt the council seven votes to seven votes before Cr Tate used his casting voting, the council decided that “the Mayor write to the Deputy Premier of Queensland, Minister for State Development, Infrastructure and Planning and Minister for Industrial Relations requesting the Minister exercise Ministerial Call in powers over the application”.
If approved, the redevelopment would transform Dreamworld into a mixed-use tourism and accommodation precinct, aiming to be completed ahead of the Brisbane Olympics.

Local Impact: The drama centres on the company’s plans to significantly expand the developed Dreamworld envelope from the 55 hectares up to 85 hectares and include a town centre on the northwestern side of the theme park with new hotels, restaurants and residential options on the northern Gold Coast, delivering jobs and aligning with Queensland’s Destination 2045 strategy.

Dreamworld owner, Coast Entertainment Holdings Limited, told the Australian Stock Exchange that it “understands that the Minister is considering the matter but at this time he has not made any decision to commence the statutory call-in process”.
